Reconstruction of a balcony
The balcony pictured above is typical of many balconies. Many lack proper drainage, waterproof membrane, caulking or correct substrate, and many are exposed to the elements without protection.
Sometimes structural movement occurs causing the waterproof membrane to rupture and fail or the caulking around the edges and joints to release.
This can allow water to penetrate onto the structural timbers below.
Generally there is little to no air flow in these areas and the timbers remain wet. After A prolonged period rotting or decay sets in and the structural integrity of the timbers is compromised.
